TOD Master Plan & Form-Based Code

Brentwood, Tennessee

Once a prospering center of trade located just a few miles south of downtown Nashville, Brentwood’s economy fell into ruin following the Civil War. It wasn’t until the 1920’s that the town center was rediscovered. With the introduction of the Interstate in the 1960’s came increased growth pressure and suburbanization in the form of sprawl. Today, Brentwood is statistically one of the wealthiest regions in the state; however, there is a great imbalance between the level of prosperity and the quality of the built environment. The new Brentwood Town Center master plan seeks to revive the town center with a vibrant, mixed-use, pedestrian-oriented downtown that draws from the rich architectural history of the region. Utilizing Light- Imprint New Urbanism strategies and sustainable building technologies, Brentwood Town Center will serve as a model for suburban infill projects around the country.
